How Long Is a Phase 1 ESA Good For?

A Phase I Environmental Site Assessment reflects the environmental conditions known at the time it was completed. While many reports remain acceptable for approximately one to two years, their usefulness depends on the property's circumstances and the requirements of the transaction.

Properties and surrounding areas can change over time. New construction, changes in business operations, environmental releases, or updated regulatory standards may affect whether an older assessment still represents current site conditions.

Some lenders or purchasers may request an updated Phase I ESA before moving forward with financing or closing, particularly if a significant amount of time has passed since the original report.
